We offer two deposit options to allow our tenants flexibility and choice. Choose to pay a deposit or go deposit free with Flatfair.
Deposit options
Pay the equivalent of 5 weeks rent as a deposit (6 Weeks if the annual rent is the more than £50,000) or go deposit free with Flatfair
Providing ID and references
We use Lettings Hub to run our referencing and tenant onboarding. Once your offer is accepted & your One Week Holding Deposit has been paid, you will receive an email inviting you to sign into the Lettings Hub portal to complete your referencing. We also use HomeBox who provide offers on broadband, TV, and contents insurance, plus they have an ‘All bills included’ package, further information on this can be provided on request.

Guarantors
Sometimes referencing may come back with the requirement that you have a guarantor who has an income equivalent to 3x the rental amount. If that’s the case, you will be asked to provide their email address and they will receive an invite to sign into the Lettings Hub portal to complete referencing and sign the Deed of Guarantee through SecureSign. They are required to provide similar ID and financial details as you.

Upfront monies
Your deposit and first month’s rent will be collected via Bank Transfer. We do not accept credit cards for upfront monies. Lifespace’s bank details can be found here:

IMPORTANT: Please do not make any payments until requested. Any payments made before the tenancy agreement is signed will need to be refunded and may delay your move-in.
Pet Fees
Pets can be accepted on some properties. Enquire with our office to find out what properties are currently available for pet owners.
If taking a property with a pet you will be required to complete a Pet Application Form, pay a £50+VAT (£60) fee for a Variation of contract and sign a Pet Policy.
